RMLS™ CFO Emily Regimbal Recognized by Portland Business Journal

One of the biggest secrets about RMLS™ is how many great employees we have. Those employees are usually too busy assisting subscribers—whether by helping a new REALTOR® buy a lockbox or balancing a budget shortfall—to toot their own horn. Occasionally though, an employee sees the opportunity to recognize a colleague and our secret is leaked.

EmilyRegimbal_HeadshotSMEmily Regimbal, our Vice President of Finance and Human Resources, has been recognized by the Portland Business Journal for her excellent work as a corporate financial steward. (See the entire list of Portland Business Journal’s CFO of the Year honorees for 2013, and read the Portland Business Journal article about Emily Regimbal.)

The Portland Business Journal will be holding a luncheon to honor the nominees on May 16, 2013, at the Governor Hotel in downtown Portland. Emily will be honored in the small company category.

Emily has worked for RMLS™ since June 1996. A native of Nashville, Tennessee, she came to the Pacific Northwest via California in 1982. She is married, with one son and three grandchildren. Naturally her professional background is in finance, but she also devotes time to non-profits such as the Washington State School for the Blind and Open House Ministries Family Shelter in Vancouver, Washington, the city in which she lives.

Emily was surprised and honored when she heard about the recognition. When asked about financial challenges she has faced in her position, she noted the last five years as significant in the real estate industry:

As [RMLS™] subscribership declined, operating expenses had to decline in tandem. We began with the attitude that every expense category was open for review of cost reduction and agreed it should not be based on the quick fix of reducing staff. Nor did we want to entertain increasing fees to our subscribers…Although we experienced a decline in membership of approximately 25% over five years, we have managed to stay in the black by continually cutting costs to match decline… We continue to operate with a lean baseline and we are doing so without sacrificing service to our subscribers or core benefits to our employees.

Emily learned at an early age that she is only as good as the people who surround her. She credits her staff and coworkers at RMLS™ for helping her meeting the budgetary challenges through “clear and plentiful communication, keeping our objectives at the forefront, consistent direction, and lots of humor.”

Coworkers speak highly of her leadership as well. RMLS™ Subscriber Billing and Accounts Receivable Representative Ceri Howell says: “Emily is one of our most important assets. She empowers us to do our job to the best of our abilities, and brings out the best in everyone. She looks out for every staff member’s best interest, as well as our subscribers and the bottom line.”

When asked about what advice she would give to young professionals, she noted, “maintain a high level of respect for yourself, your education, your abilities and accomplishments—and then be humble. Try to never judge a book by its cover: I have been amazed over the years at the insights and knowledge I have gained from people that I thought most unlikely to teach me anything.”

Rick Harris will teach the law and rule required course for 3 CE credits. Recent changes to rules and laws that affect the real estate business and the licensee’s requirements to practice. Property management, trust accounts, license renewal, radon and carbon monoxide issues, plus a review of recent administrative actions and what they mean to brokers and managers. All Oregon licensees are required to have this course for license renewal.

S.T.A.R. This certification course will provide real estate professionals with an understanding of the green home consumer market segments and prepare them to market and sell a green home. This course will be taught by Taylor Watkins, who is also a Washington State approved instructor.

RMLS™ SentriLock Preview and Demonstration (Updated April 30)

Later this year, RMLS™ will be transitioning from the Supra lockbox system to the SentriLock system. We’ve put together a brief video with John Ayers, Vice President of Subscriber Services, walking through the equipment and how to perform basic functions:

All areas when comparing percentage share of the market, first quarter 2013 to fourth quarter 2012:
• When comparing the first quarter 2013 to fourth quarter 2012, distressed sales as a percentage of new listings decreased by 6.1% (15.3% v. 21.4%).
• In a comparison of the first quarter 2013 to fourth quarter 2012, distressed sales as a percentage of closed sales increased by 0.9% (24.5% v. 23.6%).
• Short sales comprised 9.2% of new listings and 11.4% of sales in the first quarter of 2013, down 2.1% and down 0.5% from the fourth quarter of 2012, respectively.
• Bank owned/REO properties comprised 6.1% of new listings and 13.1% of sales in the first quarter of 2013, down 4.0% and up 1.4% from the fourth quarter of 2012, respectively.

Portland Metro when comparing percentage share of the market, first quarter 2013 to fourth quarter 2012:
• When comparing the first quarter 2013 to fourth quarter 2012, distressed sales as a percentage of new listings decreased by 7.2% (13.9% v. 21.1%).

Six Ways REALTORS® Can Observe Earth Day

Citizens of the Pacific Northwest are renowned for a commitment to living green, whether we’re walking our kids to school or composting our kitchen scraps.

How can REALTORS® do their part in maintaining the clean, natural beauty that makes our region such a joy to inhabit? In observance of Earth Day (April 22), we’ve compiled six ideas for real estate professionals who may be looking for ways to be a little more Earth-friendly.

1. Educate yourself!
In the RMLS™ region, educating yourself about sustainability can easily translate into more business. Consider earning a Green Designation from the National Association of REALTORS®—to celebrate Earth Day, in April they’re offering 25% off the course bundle. Or consider taking a course from Earth Advantage Institute, who trains real estate professionals to market and sell green homes.

2.  Encourage clients to make energy efficiency upgrades in their homes.
Energy-efficient homes can mean lower utility bills, rebates, tax credits, and more! Energy-efficient homes are also much less likely to go into default, and are highly desirable to home buyers.

3. Consider everyday business practices.
Real estate can generate a lot of paper, other waste, and require a lot of travel. Could you send a PDF rather than printing out a client report? Print marketing materials on recycled paper with soy-based (rather than petroleum-based) inks? Reducing or batching car trips is another tactic that’s good for both the planet and your business—less money spent on gas means more money in your pocket! And if you’re one of the northwest’s many coffee fiends, bringing a reusable mug to your morning java joint is one of the easiest ways to reduce landfill waste.

4. Attend sustainability-minded conferences.
The Better Living Show in Portland is a great place to learn about sustainable products for the home and garden. Likewise, GoGreen is a meeting of sustainability oriented businesspersons, with yearly events in both Portland and Seattle. These events also offer a great opportunity to hear about like-minded vendors and network with potential clients!

5. Take care of green infrastructure in your community.

RMLS™ is contacted regularly by government staff members hoping to reach out to REALTORS® about community facilities. You may not be familiar with green street facilities, multi-use paths/bikeways, and other green infrastructure, but they’re important to the health of the community! They provide community benefits such as reducing traffic congestion, absorbing on-street floods, and providing a more livable community. When you encounter these facilities, avoid disrupting them by placing for sale signs in the public way, as we advised in this recent article about buying and selling a house with green street facilities.

6. Be a recycling resource.
People who are moving from one house to another will have stuff they need to get rid of. Brokers can help clients by providing resources for recycling or reusing goods. Thrift stores, Freecycle, or non-profits such as Dress for Success can utilize clothes and other household goods. Many (but not all) charities accept car donations. Local governments can put people in touch with companies that recycle nearly anything (Clark County and Metro, for example).

There are plenty of ways you can help keep our region’s environment healthy—all it takes is the choice to do so. Nationwide Open House Weekend is Coming April 20-21, 2013

Did you know?

• Mid-income buyers, those with income between $55,000-$75,000, are most likely to find their home through an open house compared to those in other income brackets.

• Married and unmarried couples are more likely to walk through open houses than single buyers.

• Repeat buyers use open houses more frequently, and are more likely to find their home from an open house than first-time buyers.

REALTORS® across the country will host the nation’s largest open house weekend Saturday and Sunday, April 20-21, 2013. Nationwide Open House, organized by the National Association of REALTORS®, allows real estate professionals around the country to showcase properties currently on the market.

How many open houses will be entered into RMLSweb this year? As of April 3, we have a mere three open houses scheduled.

Sharing your open house via RMLSweb will not just attract other REALTORS®—potential clients also access the information directly on RMLS.com, our public-facing website. The National Association of REALTORS® site, REALTOR.com, also displays this open house information. (On their site, click on “Advanced Search” and check the “Open House” box.)

We’d love more subscribers to join in and advertise their open house through RMLS™! Here’s how. In RMLSweb, navigate to the Back Office menu, and click on Listing Load. Find the right listing, and click on the box labeled OH/BT. Select New Open House. Then enter the date of your open house, the start and end time, directions to the property, whether you’ll be providing food, and any other remarks. Click on the Save button in the upper right hand corner. Congratulations—you’ve added your open house to Nationwide Open House Weekend!
