Read &#8220;<a rel=\"noreferrer noopener\" href=\"https:\/\/wp.me\/p3iWoa-2G0\" target=\"_blank\">If a RMLS&#x2122; Rule is Broken, What Happens?<\/a>&#8221; for a deeper explanation.<\/em><\/p>\n\n\n\n<p>Have you ever spotted something wrong in a property listing on RMLS<em>web<\/em>? The Data Accuracy team is responsible for sorting things out whenever a RMLS&#x2122; subscriber contacts us\u2014whether that is via the \u201cReport Issue\u201d button on a listing, by email, or contacting us directly by phone. In February 2020 our team handled 263 phone calls. <\/p>\n\n\n\n<p>We track 32 specific issues in Listing Data Checker (LDC), the software that helps us spot and correct issues proactively. Six of these are courtesy notifications, but the other 24 are informal violations of the RMLS&#x2122; Rules and Regulations. In addition to our focus on education we also process formal violations throughout the year.<\/p>\n\n\n\n<h4 id=\"mce_3\"><strong>HOT TOPICS\ufeff<\/strong><\/h4>\n\n\n\n<p>As the weather gets warmer and business begins to heat up it is a good time to remind everyone that it is not okay to solicit listings that are under contract. Section 5.1.v of the Rules and Regulations states:    <\/p>\n\n\n\n<pre class=\"wp-block-preformatted\"><em>For\u00a0solicitation\u00a0of\u00a0a\u00a0listing\u00a0under\u00a0contract\u00a0(i.e.:\u00a0Active (ACT), Bumpable\u00a0 Buyer\u00a0(BMP), Short Sale Pending (SSP), Pending\u00a0(PEN), Pending<\/em> <em>Lease<\/em> <em>Option\u00a0(POP),\u00a0Withdrawn\u00a0(WTH),\u00a0or\u00a0Coming\u00a0Soon\u2010No\u00a0Showing\u00a0(CSN)),\u00a0<\/em>\n<em>a\u00a0fine\u00a0of\u00a0up\u00a0to\u00a0Two\u00a0Thousand\u00a0Five\u00a0Hundred\u00a0Dollars\u00a0($2,500), in an amount\u00a0to\u00a0be determined by\u00a0the\u00a0RMLS&#x2122;\u00a0Rules\u00a0and Regulations Committee. <\/em><\/pre>\n\n\n\n<p>So please, if you see a listing has cancelled or expired recently, check to make sure that it is has not been relisted by the Seller&#8217;s Agent. This will save everyone some frustration and allow you to focus on profitable activities.<\/p>\n\n\n\n<p><strong>FORMAL VIOLATIONS<\/strong><\/p>\n\n\n\n<p>The <a rel=\"noreferrer noopener\" href=\"http:\/\/rmlscentral.com\/2014\/02\/28\/mls-insight-rmls-committees-in-action\/\" target=\"_blank\">RMLS&#x2122; Rules and Regulations Committee<\/a> reviews all <a rel=\"noreferrer noopener\" href=\"http:\/\/www.rmlsweb.com\/v2\/public2\/loadfile.asp?id=154\" target=\"_blank\">formal complaints<\/a> which allege a violation of the <a rel=\"noreferrer noopener\" href=\"http:\/\/www.rmlsweb.com\/v2\/public2\/loadfile.asp?id=5545\" target=\"_blank\">RMLS&#x2122; Rules and Regulations<\/a>. The committee has the power to impose sanctions. <\/p>\n\n\n\n<p>The committee reviewed 6 cases in February 2020 that resulted in $7,750 in fines.<\/p>\n\n\n\n<ul><li>5.1.l &#8211; <em>Unauthorized use of lockbox system<\/em>: A buyer&#8217;s agent did not follow showing instructions.<\/li><li>5.1.l &#8211;  <em>Unauthorized use of lockbox system<\/em>: A buyer&#8217;s agent entered a listing that was in pending (PEN) status.<\/li><li>5.1.l &#8211;  <em>Unauthorized use of lockbox system<\/em>: A buyer&#8217;s agent gave a lockbox code to their buyer without being present.<\/li><li>5.1.l &#8211;  <em>Unauthorized use of lockbox system<\/em>: A buyer&#8217;s agent did not follow showing instructions. <\/li><li>5.1.l &#8211;  <em>Unauthorized use of lockbox system<\/em>: A buyer&#8217;s agent gave a lockbox code to their buyer without being present. <\/li><li>5.1.s &#8211; <em>Marketing of a Listing Prior to RMLS&#x2122;<\/em> <em>Publication: <\/em>A Seller&#8217;s Agent was found to be marketing a listing prior to publishing it as active (ACT) in the MLS.<\/li><\/ul>\n\n\n\n<p><strong>INFORMAL VIOLATIONS<\/strong><\/p>\n\n\n\n<p>In February 2020, RMLS&#x2122;
