If you didn&#8217;t know better, you might\u00a0think that they&#8217;re the dominant type of listing\u00a0for sale. But fortunately, you do know better and starting next week when we add two new short sale fields to RMLS<em>web<\/em> (more on that later) \u00a0it&#8217;s going to be even easier for you to keep tabs on these distressed properties.\u00a0<\/p>\n<p>The graph below shows you the total number of active listings in RMLS<em>web<\/em> as of today, July 23, 2009, compared with the number of active listings that are checked 3rd Party to Transaction Yes &#8211; approximately 12.8%.<\/p>\n<p style=\"text-align:center;\"><a href=\"http:\/\/www.flickr.com\/photos\/rmls\/3750132710\/\"><img loading=\"lazy\" class=\"aligncenter\" title=\"Active 3rd Party to Transaction Listings\" src=\"http:\/\/farm4.static.flickr.com\/3453\/3750132710_005ffb7873.jpg?v=0\" alt=\"\" width=\"389\" height=\"254\" \/><\/a><\/p>\n<p>(Since 3rd Party to Transaction doesn&#8217;t necessarily mean it&#8217;s a\u00a0short sale\u00a0&#8211; it could also be an estate sale or relo property, for example\u00a0&#8211;\u00a0I&#8217;ve also included the number of 3rd Party to Transaction that mention short sale in the Private Remarks.)<\/p>\n<p>The next logical question is how well are these properties\u00a0selling?\u00a0To help answer that here&#8217;s another chart that shows the number of\u00a0listings marked <strong>3rd Party to Transaction Yes<\/strong> that are currently active , currently pending and\u00a0 that sold in the first half of the year.<\/p>\n<p style=\"text-align:center;\">\u00a0<a href=\"http:\/\/www.flickr.com\/photos\/rmls\/3750363644\/\"><img loading=\"lazy\" class=\"aligncenter\" title=\"3rd Party To Transaction Listing Activity\" src=\"http:\/\/farm3.static.flickr.com\/2106\/3750363644_e314e01b47.jpg?v=0\" alt=\"\" width=\"402\" height=\"239\" \/><\/a><\/p>\n<p>As I mentioned earlier, <strong>3rd Party to Transaction Yes<\/strong> does not necessarily mean a listing is a short sale. Therefore, to handle short sales more efficiently and to help the other types of properties that require 3rd Party approval to get fair attention, the RMLS\u2122 Board of directors voted to add the following fields to RMLS<em>web<\/em>:<\/p>\n<p><strong>Short Sale Yes\/No<\/strong> \u2013 will be required when entering a listing and 3rd Party to Transaction will be automatically checked when Yes is selected.<\/p>\n<p><strong>Short Sale Offer (Seller Accepted; Submitted for Approval) Yes\/No<\/strong> \u2013 The rules will be revised to require updating this field when an offer is made.<\/p>\n<p>For more information on short sales see the National Association of Realtors <a title=\"NAR Field Guide To Short Sales\" href=\"http:\/\/www.realtor.org\/library\/library\/fg335\">Field Guide to Short Sales<\/a>.<\/p>\n<p>P.S.
