WASHINGTON

  • New Listings: 673 (+198)
  • Active Listings: 1,066 (-177)
  • Closed Sales: 409 (-135)
  • Inventory 2.6 (+0.3)
  • TMT: 59 (+6)
  • Avg Sale Price: $523,000 (+9,600)
  • Med Sale Price: $475,000 (+$11,000)

 SPIKES

  • Baker County
    • Total Market Time increased 39 spots from 47 in December 2022 to 86 in January 2023.
  • Columbia Basin
    • Pending Sales increased a total of 24 from 44 in December 2022 to 68 in January 2023.
  • Coos County
    • New Listings increased from 51 in December 2022 to 84 in January 2023, a +33 jump.
  • Lane County
    • New Listings increased from 175 in December 2022 to 303 in January 2023, an increase of 128.
  • Mid-Columbia
    • New Listings went from 33 in December 2022 to 58 in January 2023 (+25).
  • North Coastal
    • Pending Sales increased 42 spots from 80 in December 2022 to 122 in January 2023.
  • Portland Metro
    • New Listings almost doubled, going from 1,073 in December 2022 to 1,938 in January 2023.

STREAKS

  • Lane County
    • Total Market Time increased for the seventh month coming in at 50 in January 2023.
  • Polk and Marion
    • Closed sales were down for the fifth month, dropping to 151 in January 2023.
  • Portland Metro
    • Active Listings were down for the fourth month, reaching 2,953 in January 2023.
    • Closed Sales were also down for the fourth month, dropping to 1,088 in January 2023.
  • SW Washington
    • Closed Sales continued a five-month decrease, coming in at 317 in January 2023.

 MILESTONES

  • Baker County
    • Lowest Closed Sales count since April 2011, reaching 6 in January 2023.
  • Grant County
    • Lowest Closed Sales on record, with zero sales in January 2023.

NEW GROWTH

  • Portland Metro: 286 (-52)
  • SW Washington 99 (-18)
