  • Active Listings: 7,602 (-636)
  • Closed Sales: 2,633 (-602)
  • Inventory 2.9 (+0.4)
  • TMT: 45 (+6)
  • Avg Sale Price: $531,800 (-$1,500)
  • Med Sale Price: $475,000 (-$10,000)

WASHINGTON

  • New Listings: 608 (-199)
  • Active Listings: 1,504 (-183)
  • Closed Sales: 586 (-86)
  • Inventory 2.6 (+0.1)
  • TMT: 48 (+4)
  • Avg Sale Price: $548,200 (+$12,600)
  • Med Sale Price: $490,000 (-$9,900)

SPIKES

  • Curry County
    • The Average Sale Price jumped from $425,200 in October 2022 to $522,300 in December 2022.
  • Douglas County
    • New Listings dropped 156 spots in October 2022 to 112 in December 2022.
  • Lane County
    • Closed Sales dropped 288 places in October 2022 to 207 in November 2022.
  • Mid-Columbia
    • New Listings dropped 82 spots in October 2022 to 53 in November 2022.
  • Union County
    • New Listings fell 30 places in October 2022 to 17 in November 2022.
    • Pending Sales went down 37 spots in October 2022 to 11 in November 2022.
    • Total Market Time spike went down from 78 in October 2022 to 33 in November 2022.

STREAKS

  • Lane County
    • New Listings are on a five-month downward streak, down to 254.
  • Polk & Marion
    • Active Listings have been up for nine months, totaling 573 in November.
    • New Listings are on a four-month downward streak, hitting 212 in November.
  • Portland Metro
    • New Listings are on a 45-month fall, hitting 1,666 November.
  • SW Washington
    • New Listings are down for the fifth month, reaching 494 in November.

MILESTONES

  • Columbia Basin
    • Lowest Pending Count since December 2019. Pending count at 49 in November 2022.
  • Coos County
    • Lowest Closed Sales since February 2019. Closed Sales at 61 in November 2022.
  • Lane County
    • Lowest Pending sales since December 2013. Pending Sales at 207 in November 2022.
  • Portland Metro
    • Lowest Pending Sales since December 2013. Pending Sales at 1,498 in November 2022.
    • Lowest Closed Sales since January 2019. Closed Sales at 1621 in November 2022.
